What These Numbers Mean
June continued to show a healthy and active housing market across Wicomico County.
With 158 new listings coming to market, buyers had more choices than they’ve seen during the extremely competitive seller’s markets of the past few years. Even with increased inventory, 103 homes successfully closed, demonstrating that qualified buyers are still actively purchasing homes throughout the county.
The median sales price of $294,990 reflects continued stability in local home values. While the rapid appreciation seen in previous years has moderated, homeowners are still benefiting from a strong market.
Homes averaged 58 days on the market, suggesting buyers are taking a little more time to evaluate properties before making offers. Today’s market rewards homes that are priced appropriately and presented well from the beginning.

Today’s buyers have more homes to choose from than they did a few years ago, making accurate pricing and strong presentation essential. Well-maintained homes that are competitively priced continue to attract serious buyers, while overpriced listings may spend additional time on the market.

One trend I’ve continued to notice is that buyers are becoming more selective.
Homes that are priced correctly, show well, and are move-in ready continue to generate interest. On the other hand, homes that are priced above market value often remain available longer as buyers carefully compare their options.
Every neighborhood is different, which is why I encourage homeowners to focus on local market data rather than national headlines. Real estate is local, and what’s happening in Wicomico County doesn’t always reflect what’s being reported across the country.
