Are You Listening to What the Market Is Telling You?

One of the biggest pricing mistakes I see isn’t necessarily starting too high or too low…

It’s failing to recognize what the market is already telling you.

When a home is first listed, the goal should always be to price it strategically from the beginning. That price should be based on comparable sales, current competition, market conditions, and a well-thought-out marketing plan—not guesswork or simply hoping for the best.

But here’s something many people overlook.

Even the best pricing strategy should be willing to listen.

The moment your home goes live, buyers begin giving you feedback.

They’re not calling to tell you your home is overpriced.

They’re telling you through their actions.

Are buyers scheduling showings?

Are they saving your listing online?

Are they asking questions through their agent?

Or are they passing it by while similar homes are receiving all the attention?

That’s the market speaking.

One of the biggest misconceptions in real estate is believing the only feedback that matters is an offer. In reality, buyer activity—or the lack of it—often tells us much sooner whether we’re on the right track.

A home with steady showings but no offers may be sending one message.

A home with very few showings at all may be sending another.

Neither situation automatically means there’s something wrong with the home.

It simply means the market is giving us information.

Our job is to understand what it’s saying.

Sometimes sellers become attached to a particular price because of memories they’ve made, improvements they’ve invested in, or what they believe their home should be worth. That’s completely understandable.

The challenge is that buyers aren’t comparing your home to your memories.

They’re comparing it to every other home currently available within their budget.

That’s why successful pricing isn’t about proving a point.

It’s about positioning your home where buyers recognize its value the moment they see it.

And if the market begins telling us something different than we expected, we shouldn’t ignore it.

We should learn from it.

Pricing your home correctly from the start gives you the best opportunity for success. But even the best strategy should remain flexible enough to learn from the market. Buyers communicate through their actions every single day. The question isn’t whether the market is speaking…

The question is, are you listening?
